Housemate wanted to share 3bedroom house

The lease lasts six months to a year, but I am willing to compromise depending on the situation. The current roommate has been here for two years, and after the first one-year lease expired, I let him go month to month with a 60-day notice.
There is a cleaning list we rotate monthly, but again, I can be flexible. The current roommate hates yard work, and I'm not fond of mopping, so that doesn't rotate.
