Two rooms available in a quiet, well-kept house in South Nashville (37211), about 15 minutes from downtown - and this is not the usual room share. You get the run of the whole house.

THE HOUSE
- HOT TUB, open for anyone to use. Just help keep it clean and maintained.
- THEATER ROOM.
- RECORDING STUDIO, if you want to mess around in it.
- Large living room with TV and a gas-log fireplace.
- Huge deck for grilling, a firepit area, and a beautiful yard.
- Central air and heat, washer and dryer, full kitchen, garage.
- Easy parking on the street or in the shared driveway.

I own the house and live here, so you would be sharing with me. Right now there are two of us in the house.

Both rooms are all-inclusive: rent covers all utilities and internet, so there is one flat monthly payment and nothing for you to set up. $500 refundable security deposit on either room.

ROOM 1 - FURNISHED - $1,150/month
Comes furnished, so you can move in with just a suitcase. Bathroom is semi-private: the shower is shared with one other person, not the whole house.

ROOM 2 - UNFURNISHED - $1,000/month
A large room, roughly 16' x 13', with space for a full bedroom set and a desk. It has TWO closets - one standard double closet and one with a built-in organizer system with hanging space, shelving and four drawers. Ceiling fan, large triple window with blinds, and good natural light. A 65-inch TV will be professionally wall-mounted in the room for you to use.

Furniture is your call on this one: there is currently a dresser and a tall chest of drawers in the room. Keep and use them, or I will clear them out so you can bring your own - whichever you prefer.

Bathroom for this room: it has its own private toilet and sink, and the shower is in the shared upstairs bath area.

BOTH ROOMS
I am looking for a long-term tenant and a one-year lease is ideal, but shorter terms are genuinely welcome for the right person - 13-week assignments and month-to-month both work, with a 30-day minimum.

If you like it extra cool for sleeping, I am happy to add a window A/C unit to supplement the central air on 100-degree summer nights - just ask. I use one myself.

Smoking is fine on the outdoor deck or in the garage, just not inside the house.

I have two small, friendly dogs. Your pets are considered individually, with approval and a one-time nonrefundable pet fee.

The house is calm and clean and I am looking for someone respectful and easy to share space with. Tours are available daily from 1-4 PM. Background screening required.
