I live in a new subdivision that is still adding houses. There are two ponds in the neighborhood, it is free of roaming teenage risk-takers or load music. My house is new and clean and you'll have your space to just be yourself and do you, so there second room is there as additional (though I would say necessary) living space separate from the bedroom. This is if you decide to take two rooms of course, which is how I prefer to arranging this.
