I'm seeking a single, nonsmoking housemate for my two-bedroom, two-bath condo in east-northeast San Jose, off Capitol Ave. between Berryessa and McKee. Your room is a comfortable 11' x 10'10" (not counting the closet), plus a mostly private bathroom.

This room has a tree view and wall-to-wall carpeting. It comes furnished with a midcentury-modern twin bed, nightstand, and dressers, plus a big-screen TV (basic cable negotiable), mirror, drafting table you can use as a desk, lamps, adjustable office chair, tall bookcase, and ample closet with shelves.

The condo is an upstairs unit, and features a full-sized washer and dryer, balcony overlooking one of our two swimming pools, full kitchen (including dishwasher, electric range/oven, microwave, coffee maker, utensils/dishes, etc.), dining area, and small living room/sitting area. With the new double-paned windows, an electric fan (furnished), plus plantation shutters with high-low slats for privacy, you should be quite comfortable even without central A/C.

I'm using the master bathroom, so you would have nearly exclusive use of the hall bath, though it needs to be available to the occasional visitor. It is a full bathroom (i. e., has shower over bathtub).

Location: This friendly community with well-maintained and pretty landscaping is situated within walking distance of light rail, park, restaurants, shops (supermarkets including Sprouts & Grocery Outlet; Target, Ross, Marshall's; Five Guys, Togo's, Chipotle, Panda Express, Popeye's; Jamba Juice, Starbucks [of course!]; Crunch Fitness, etc.).
- Three minutes to light rail park-and-ride, which has a 31-min. commute to Cisco (for example).
- Great Mall in Milpitas is 11-12 min. by light rail or car; Eastridge and Valley Fair shopping centers are each ~15 min. away by car.
- Two public libraries within a 12-min. bicycle ride.
- SJSU and other downtown destinations are 9-22 min. by car or 26 min. by bicycle.
- For you travel nurses, nearby hospitals include: Regional Medical Center (1.4 miles), Valley Health Center Milpitas (~8 mi.), Valley Med (~9 mi.), O'Connor Hospital (~10 mi.), Kaiser San Jose (~12 mi.), and Kaiser Santa Clara (~13 mi.).

Storage: You're welcome to share the kitchen's fridge and cupboard space, but otherwise, there isn't much storage space beyond your closet. So I'm looking for someone won't be bringing or won't acquire a lot of stuff while on the premises.

Personal: I value quiet and privacy so I'm looking for someone who appreciates the same. I'm a female professional who works mostly from home (my office is set up in half of the living room, at the opposite end of the condo from your room), so I would like you to have a full-time job or business -- or classes or library-studies -- outside the home. Also I tend to be a night owl, so I sometimes make business phone calls in the evenings, and frequently have lights on with the clickety-clack of my keyboarding. This low level of activity may bother you only if you're a light sleeper.

I'm looking for someone who is responsible, reasonable, fair, friendly, and who communicates and resolves issues that come up.
No smoking or heavy drinking.
Vaccinations not required.

Rent: $1,245, which includes:
- High-speed Internet and wi-fi;
- An allowance for utilities (if the bill rises more than the allowance per month compared to last year, you'd be responsible for the difference; this applies to water, electric, and gas; trash service is included regardless);
- A pass for one unassigned, unoccupied parking space on site. (Street parking also available.)

No lease required. Month-to-month tenancy at will.
A credit and background check will be performed upon application; $40 nonrefundable fee can be applied to first month's rent.
Deposit upon signing agreement is first month's rent. Security deposit of $1100 due at move-in.
