I have a medium size room available, in a 3 bedroom condo located in the Presidio in San Francisco. The room is 10 x 13 feet with a 4 x 2 foot closet. There is a moderate amount of extra storage space outside of the room. The bed platform in the pictures fits a queen size mattress. It is sturdy and tall which allows good storage underneath. It will be removed unless a new housemate wants it. We have a full size kitchen, a large living room, a full bath with shower, and a half-bath downstairs with washer and dryer.
If you need it, I can offer this room more completely furnished, though modestly, with the bed, basic mattress, pillows and linens, a desk and chair, a light fixture and some small storage cabinets.
Furnished adds $30 per month to the rent.

In the 2nd picture, our condo is the left hand grey building overlooking a soccer field (which is now fully green). It shows the backside, with our west facing deck, which affords us many lovely sunsets and warm afternoon sun, when we can get it. If you prefer cool and fog, we get enough of that too. We are located in the Presidio near the Lombard St. entrance. This puts us close to the Marina, and just over the hill from Laurel Heights and the Richmond district. It's only a 10 min walk down to Crissy Field and the shore. Trails and paths for walking, running or biking are basically right outside our door. There are numerous bus stops within walking distance of the house and Presidio residents receive passes for a year of free rides on the “Presidi-Go” shuttle which runs to downtown SF and back with only a few stops midway, numerous times weekdays between 6am - 7pm, and weekends 9am - 6pm. Basically a free commute, if you work downtown. The Presidio is very quiet and calm, with very little traffic noise, and it is very safe here. We don’t have the negative social activity that plagues some parts of the city.

• Primarily socializes outside the home, though occasional guests are fine

I have lived here for over a decade. Chris has lived with me for 4 years. We mostly do our own thing (quietly) in the evenings and on weekends so the household is usually calm and quiet. I will be a bit social, as I like get to know my housemates a little, if it is agreeable with them. I get along with people of all ages. The house is well furnished in the common areas and the kitchen is stocked with basic dishes and utensils to eat meals, pots and pans and utensils for cooking. There is available storage, pantry space and fridge space in the kitchen. It is easy to live here as I deal with the basic cleaning and order, and keep basic items stocked - paper goods, soap etc. so there is no extra cost for house cleaning and no required chores, other than the basic cleaning up after yourself.

All Presidio tenants have to go through an application process and sign onto our lease with the Presidio Trust. The rent for the room is $1350. The cost of utilities, including internet, runs $65 -100 per person, per month. If you have a vehicle, a parking pass for street parking costs $100 per month. Parking is easy and safe here. The security deposit is $765. Move in cost is $2115. We are looking for someone to stay at least to the end of the current lease that runs through July 2026.
