Private room in the SF Presidio

We have a second-floor bedroom available for rent in our house in the San Francisco Presidio. It is the most affordable room that you'll find in the East Washington neighborhood, and our house has the nicest updated interior around.
==Room==
The bedroom is 10 by 11 feet. It has two double-hung windows, one facing east to let in the morning sun rising over the city, and one facing north towards the front lawn, a pair of cypress trees, more eucalyptus, and the waters of the bay. The one closet in the room is 35 inches wide.
The bathroom on the hall has a separate tub and shower.
==House Amenities==
Our kitchenis lit by a south-facing window and a door out to the back stoop. The tile, cabinets and appliances -- including a dishwasher -- were recently updated and are visibly nicer than many neighboring homes. As part of the same update the opening between the kitchen and dining space was widened, making the home nicer for entertaining.
The 360 square foot open living-dining space with hardwood floor is inviting.
The basement, accessible from the yard or within the home, has tons secure storage for bicycles and other gear. Also, laundry.
The back yard has a paved patio in addition to the lawn.
There is plenty of parking available right behind the house, and it's much more secure than elsewhere in SF because the United States Park Police actually cares about property crime.
==Roommates==
We are four adults in our thirties and we have two dogs - a doodle and a dalmatian.
We are looking for someone with a similarly mature and stable lifestyle. Landlord's rules won't allow another pet, but an emotional support animal might be allowable.
==Location==
This extraordinary location in the city's largest park needs no introduction, and this particular home is among the best. Just north of the golf course and in the dead center of the park, we are near all the fun things:
~ trails, parking and PresidiGo stop *right outside*
~ half a mile from the nearest restaurant, Arguello
~ 1 mile from Crissy Field beaches, climbing/yoga gym, bike shop
~ 1.2 miles from the Clement St restaurants and weekly Farmer's Market
~ 1.4 miles from the Marina bars and restaurants
==Financials==
Rent for this room is $1240, which excludes an equal share of utility, parking and housekeeping costs that should average around $120 per month. Rent is payable online monthly, using a credit card (you earn points on rent!!), bank card or checking account.
The landlord charges a $46 application fee.
==Administrative==
I'm working from home so we can arrange an appropriately distanced viewing nearly any time.
We are currently on a one-year renewable lease expiring in November.
