We are looking for a new roommate for our two story 4-bedroom house (2,050?sqft) in San Francisco's Outer Richmond neighborhood (28th Ave).? The neighborhood is great for getting away from the craziness of downtown.? We have close access to great outdoor spaces;? three blocks from Golden Gate Park, 1.5 miles from Ocean Beach and a short distance to the Presidio.? Low crime and usually very quiet, though in non-Covid years we are overtaken twice a year during Outside Lands and the Hardly Strictly Music Festivals.?Plenty of shops and great restaurants nearby on Balboa, Geary and Clement Streets.??The house is one block from the?38?and 31?bus?lines, three blocks from the 5 and 1.?

DURATION:?3 months with option to stay longer

THE ROOM:
Your second floor room is large (approx 275sq ft), receives a lot of natural light, and features a large walk-in closet (7' x 5' with full height closets, 3' deep along one wall). The room is quiet and a great space for working from home. You?ll have plenty of space for working out, or working on projects.? It?is a few steps away from a bathroom with shower.? The house has a common space kitchen and a large furnished living room, as well as high speed internet and in-unit washer and dryer.? ?

WHO ARE WE?:

We are a married couple, a Certified Massage Therapist (C) and a Music Teacher (S) with a large friendly dog. We spend most of our time together in S's first floor room and use his private bathroom. C also has a room upstairs for when our schedules differ. Both of our rooms are at the back of the house and yours would be at the front, your room won?t share walls with any other bedrooms.?Our downstairs neighbors J & S are both artists who sub-let the other back room to use as their creative workspace / studio. They share the laundry and bills with us but live in their apartment on the ground floor below our house, so they don't use our kitchen or bathrooms - you would be the only user of the upstairs bathroom most of the time.?

WHAT WE DO IN THIS SPACE:

Home has always been a?sanctuary to us, and this has become more important than ever over recent months. We like to keep the house peaceful, clean and comfortable. S teaches from home remotely 3 days per week. Pre-Covid, C would see select?massage clients at home. We enjoy cooking, working on creative projects and chilling / watching movies. Even in pre-Covid times we?would mostly go out to be social due to the differing?schedules of roommates and to not disrupt anybody?s sleep.?We are looking for someone who is good with roommate boundaries. There are no set expectations to socialize in the household, but we do enjoy one another's company spontaneously.

YOU:
We're grateful to live in such a nice and affordable space here in the city.?It is imperative that we find a housemate who is clean and responsible. We rarely leave dishes in the sink and do our chores regularly. We don't like to have chore schedules so we're looking for someone who is self-motivated to take?care of their space and pick up after themselves in any common spaces.?Our landlords require us to have somebody stable and financially responsible.? We also need you to be respectful to the other roommates, not invite drama, and keep noise to a minimum when people are sleeping.??

DETAILS / RENT:
The room will be ready to rent September 1st.? We're happy to schedule a virtual showing of the house and a chance to get to know each other before then, or we can arrange viewings provided everyone wears a mask.? Rent is $1,200/mo by check, plus bills (Trash / Electric / Water / Internet / Professional Cleaner every 4 weeks). Bills tend to run around $160/mo. We will not require a security deposit but are asking for the first month's rent up front to secure the room.?
