Offering room to rent in a 4bd/1ba apartment

Hi! My name is Genaveve!!

One of my roommates is moving out at the end of October, and we are trying to find someone to fill one private room for rent in a 4 bedroom apartment. It is located near the excelsior district between the mission and outer mission; off the streets of Santa Rosa avenue and mission street.

Roommates include 3 girls in their 20s & two friendly cats. We don’t want additional pets in this space, besides something caged such as a hamster/snake/fish, that would be okay!

We are an lgbtq+ friendly & culturally diverse household! We prefer our future roomie to be female identifying people who uphold those values that are under 30.

Details about the space/what’s included:

- private room
- 1000$ per month
- utilities = about $90 per month per person, and we split the utilities equally. We pay for water, electricity, gas & internet. We don’t pay for garbage.
- $2000.00 deposit ($1000.00 deposit + last months rent is required)
- laundry units on site, we have two washers and two dryers that don’t require coins/payment to use
- room comes with a closet! The closet rod is pretty high up so below can be utilized for storage easily
- street parking only (private parking not included)

Apartment details :

- located in an apartment building, there are occupied units next door and down below us, occupied by students and professionals all under 25 years of age.
- close by to bus routes 14/14r/48/49 which goes all the way across to the other side of the city & connects easily to bart as well at the 24th/mission stop if going north or balboa park stop if going south
- We are on the third floor
- All hardwood floors, no carpet
- One bathroom equipped with a shower, sink, and toilet
- No living room space
- Common area include a large hallway and the kitchen
- The kitchen has a full sized fridge and freezer. We have plenty of cups/glasses, plates, bowls, utensils, pots & pans, ect! We also have appliances already, so you won’t have to buy anything! We have a blender, a mini crockpot + a big crockpot, a waffle maker, a microwave, & an air fryer! Our oven works perfectly as well! We have all cooked in there together and there was enough space for us all!

One of my roommates is moving out at the end of October so we need someone to fill the spot, so we are looking for someone to sublease the room from us and move in on November 1st!
