Sunny room for rent in 3br/2ba near 24th w/ free g

Hey SpareRoom!
We are looking for someone to fill the middle bedroom in our awesome 3br/2ba home! This room and apartment have been my happy place for over 3 years, but I?m jumping on an opportunity to get my own place so will sadly be vacating in June. We are aiming to fill the room for July 1st (although earlier could be negotiated!)

THE ROOM
The room is around 190?/4.8m by 120?/3m, with carpet floors and a decent sized closet with a mirrored sliding door. The room is the second largest bedroom in the apartment, and has a west facing window with a view of twin peaks, Sutro tower and frequently gorgeous sunsets (see pics!)

THE APARTMENT
- Full kitchen and dining area, with new washer/dryer and dishwasher installed within the last year
- Spacious and cosy living space, with enough room to happily sleep friends, family, and any vagrants that want to stay over
- There?s a parking spot in the garage at no extra cost! Occasionally you might need to move a neighbour?s car but it?s infrequent as they don't work every day. Technically the garage fits 4 cars, but we like to keep the 4th spot open for guests so it?s 1 car per apartment.
- We're just off 24th St which is home to endless restaurants, bars, taquerias, bakeries, cafes, grocery stores and BART (which is a 10-15 min walk from our place depending on leg length and traffic)
- We also have access to a shared backyard to host BBQs, events etc. This is also where you can access a pretty roomy locked storage space if you have misc stuff that won't fit in the room that you want to keep around.
- Pets are allowed but the property manager has specified "small pets only", so you'd have to check with them if you're interested and have an animal.

HOUSEMATES
As well as my (28m) departure, one housemate (35F) in the master bedroom will be leaving for Europe around August (just waiting on visa), and the other housemate (29M) in the remaining room is also looking at likely moving in with other friends over the next few months. We?re being very up front with this as if you?re looking to move in to a house with an established social dynamic, the current set of people will likely only be here for a few more months. However, if you?re looking to move in to a place and build up extra housemates yourself with friends or other house share hunters, this could be a great opportunity to get on the lease and then fill spots as they open up (the lease is month-to-month so lots of flexibility here). There are also some communal furniture/appliances that we could negotiate leaving behind for a low price if you?re looking to build from scratch.
