We’re a professional couple in our late 20s looking for one roommate to share our beautiful, recently updated 2BR/2.5BA condo in San Francisco’s Inner Sunset, near 18th Ave & Kirkham St.

The condo occupies one unit of a quiet, two\-unit 1925 building. We own and live in the unit and take pride in keeping our home clean, comfortable, and relaxed.

We both work Full-time and generally keep a peaceful, low-key home. We’re looking for someone who is clean, considerate, financially responsible, and interested in a high\-quality place to call home.

The available room is the home’s large primary bedroom, approximately 13’11” × 15’7” 217 sq. ft. located toward the rear of the flat and overlooking the landscaped garden.

## HOUSE & BUILDING GUIDELINES

Because this is a quiet, two\-unit building, we ask that everyone respect our neighbors and the building/HOA guidelines:

- Quiet hours after 10 PM Sunday–Thursday and 11 PM Friday–Saturday, and before 8 AM weekdays / 10 AM weekends
- Overnight guests are welcome, but no guest may stay more than 14 nights in any 30\-day period
- No short\-term subletting or Airbnb
- Renter’s insurance required: HO\-4 renter’s policy with at least $300,000 in liability coverage, with proof provided before move\-in
