Bright Room in 2 Bedroom Apt, ALL Utilities Inc

Looking for a female professional or mature student who is looking for a year-long lease with no option to continue lease after completion. You should be willing to live with pets (current kitten and possible future puppy), but not have pets of your own (a dog <35lbs that will get along with a kitten is negotiable). I would think it is best if you are a generally neat person who gets along well with many types of people, but we can figure this out when we meet. I don?t mind if you are young, as long as you are responsible and respectful.

Your room is approximately 150 sq feet, with 9 feet tall ceilings. The room gets wonderful light and has two windows, the smaller one is frosted for privacy. The room is fully furnished with a double/standard bed (new, memory foam mattress), 2 bed stands, shelf/drawer unit, display shelf unit, desk, office chair, and office organizer. Please see the photos for an idea of the room size and layout.

Common space includes: 1 full bathroom with shower/bath, bidet toilet seat (which gets steam cleaned regularly!), and sink. Living room which is fully furnished, and kitchen. Kitchen includes countertop dishwasher, gas stove/oven, refrigerator and greenhouse, as well as several cooking appliances (microwave, toaster oven, cold-press juicer, slow-cooker, etc) and supplies. If you want it I probably have it, I love to cook. Common storage space is very limited, but I try to make space where I can. You will have a decent amount of space in the bathroom. You will be able to share my black & white/duplex wifi printer, if you are using >25 pages/month provide money for additional supplies otherwise use is included in the rent. Central heating (although the thermostat is not great). I like the apartment on the cool side and lots of fresh air, but your room can get warmer as the vent in your room is stronger than my room (adjustable vent too!). There is a space heater in the bathroom because it gets very cold, the bidet has a heated seat too!! There is no A/C, but awesome cross-breezes for warm days. The apartment tends to stay cooler on warm days, but after a few days of 90-degree weather it gets warm.

The apartment is located on Anza Street between 10th and 11th avenue. I, the building, and the surrounding neighborhood are relatively quiet, especially after 10pm. The walls are a bit thin between rooms and the apartment above, so there is noise transfer. I can hear someone above me sneeze. The apartment is between the fire department and police department so sirens are a regular event, but not overly bothersome (I think). This neighborhood is considered one of the safer neighborhoods in SF, the biggest threat is speeding drivers who roll through stop signs. I feel very safe walking around the neighborhood at all hours of the night; of course maintaining diligence is always important. The neighborhood has lots of public transportation such as MUNI 38, 31, 5, 1. Street parking only and requires a N-permit which can be obtained from the SFMTA (I will help you obtain the proper documents for the permit). The apartment is blocks from a Safeway and Clement street for easy shopping (there is a great organic produce store and a weekly Farmers market blocks away). It is also blocks from Golden Gate Park for recreation. There is a community swimming pool about 14 blocks away, it is not free but cheap.

I am a professional 37-year-old professor in a school of nursing. I work from home some days and other days I teach in the classroom or clinical setting. I have a 6-month-old kitten and may be introducing a puppy sometime in the future. I am recently divorced, but am not looking for emotional support from a roommate (so don?t worry). I have lived in the apartment for over 10 years. I love to laugh, cook, garden, kayak, be in nature, and have recently been developing my meditation practice (I have a tendency to be a bit of a home-body, but am working on this). I like to let loose too and enjoy music (occasionally loudly, but we can work together to ensure this is not disruptive), I like to sing (although I am not sure if I sing well), movies and occasional clubbing. I am open to new experiences and ideas. My parents consider me a ?bleeding-heart-liberal?, I consider myself a humanitarian and advocate for the less advantaged. I have idealistic ideas sometimes, but very much am a realist. If you want to hang out we can, but it?s not necessary. I am organized, but not necessarily a clean freak. I like the dishes and kitchen kept clean for sanitary issues and because it is more inviting to cook. I tend to dust and vacuum regularly, due to my asthma. I am equipped with lots of green/hypoallergenic cleaning supplies to keep your room clean, as well as common areas. I will care for and manage the kitten (your door closes if you don?t want kitty in there), but occasionally when I go out of town I would love to have you care for the kitten (negotiable though). I am not vegetarian, but welcome and respect vegetarian/vegan needs (e. g., veggie only cutting board). I don?t smoke, hardly drink, and don?t participate in any drug use. If you do, I would appreciate if you are honest and open about it, I am relatively accepting as long as the use is not disruptive to my life. There is no smoking at all within the building though. Medicinal or recreational marijuana use needs to be done safely (out of reach of kitty) and within reason. I don?t participate in any social media because I value my privacy (this is also why there are no pictures of the rest of the apartment in this post). On the same note, I will honor and respect your need for privacy.

Rent is $1300/month and includes ALL utilities, including: PGE, cable with DVR, wifi, and renter?s and earthquake renter?s insurance, plus basic commonly used supplies. Water and garbage are paid by the landlord. Security & cleaning deposit is $1200 and will be returned upon inspection of the room, given that there is no damage outside of regular wear and tear. The apartment is ready for rent April 1st and requires a rental application, credit check and approval of the landlord.
