Approximately half the space is carpeted live/sleep area, the other half is laminate floored kitchen and bathroom, with a sliding door, mirrored closet. Plenty of room in carpeted area to divide up with full sized bed and furniture, and the kitchen has space for a dining table or other arrangements. Note on ADA accessibility - Due to the hill and stairs, it's recommended to preview the surrounding area and entrance if you have any mobility concerns.
Overlooks large shared backyard for relaxing gardening and fresh herbs to harvest (currently rosemary, sage, and oregano). Four windows facing West and South mean plenty of natural light.

Amenities:
Shared washer/dryer in building.
Street parking, no meters or neighborhood permits or time limits other than street cleaning. Tenant can request vacation storage of vehicle as needed.
50up/50down 7ms wired internet + wifi. Possible to add your own ISP, and utility portion of rent would be reduced.
All utilities included so payment stays the same every month.

Ideal tenant:
Credit report or alternative that shows ability to pay. If splitting is desired, unit can fit a maximum of 2 people due to SF occupancy limits for open-plan studios. Please only give one check if splitting the unit.
Low-to-no-scent including laundry - smokefree and vapefree house. This is part of the lease.
Relatively quiet tenant desired for calm neighborhood culture; SF noise ordinance requires no higher than 45 dBA 10pm-7am, no higher than 55 dBA during the day. Guests are welcome as long as they also observe the terms of not vaping or smoking.
Along with the flat utility rate comes a gentle request for efficiency-minded use of utilities (if feasible and reasonable for your comfort). The peak usage pricing occurs after 4pm on weekdays.
