12'x13' bedroom lease sign-on

I'm looking for a roommate in a 2-bedroom apartment 2 short blocks from the 7 train.

The available room is incredibly spacious with two windows that face the back of the building (east and south-facing). The walls are painted off-white and the floor is hardwood. The apartment has one bathroom, a shared living room, and a separate kitchen. The remainder of the apartment is fully furnished but I'm open to rearranging.

I'm looking for a roommate who is responsible, communicative, and who wants to create a shared space that feels homey. Preference for LGBTQ+ people and women over the age of 25.
