One bedroom available in 2br/1ba, 5th floor walkup in Sunnyside!

Apartment: Cozy with shared living room and very small kitchen. Small bathroom, standard NYC apartment sort of thing. Utilities each month are internet ($86.99 split between you and myself) and ConEd (varies month to month, depending on season). Furnished living room, storage closet in living room with rack for seasonal jackets. We keep the vacuum, handtruck, toolbag, paint, etc. in there, as well as a rotation of larger cat toys.

Me: EA/Admin assistant by day (9-5 M-F), indie film producer/writer/SFX designer by night. Will very occasionally have a guest come visit, but definitely not a party person. Will always discuss any overnight visitors ahead of time. Live-in servant to 4 year old cat, Bugsy. Been in this apt for 4 years.

You: Clean, responsible, no drugs, non-smoker (weed is fine, just can't smoke in the building at all). Gainfully employed, on time with rent, chill person. Communicative regarding apt things and discussing any issues or visitors. Cool with living with a cat. (If you have a cat, maybe our critters could be friends - can discuss!)

Room for rent: Walls were just redone at the end of last year! Both rooms are the same size, but your room is on the corner of the building with two windows. So much light! Standard closet in room. Unfurnished. (The fire escape is in my bedroom.)

7 train stop two blocks away, laundromat around the block, really cute residential neighborhood. NYSC down the road. Multiple coffee shops, grocery stores, CVS, restaurants all within walking distance. Doggy daycare two blocks away (perfect boost of serotonin on your way to the train). The walkup is honestly the only thing I don't like about living here, but it's a free workout!
