Lease takeover for July 1st: $1400 for largest room in 3/2 in Ridgewood

Full detailed description below

You would be taking over the largest room in our 3 bedroom 2 bath apartment. The room has a double door sized closet and gets a massive amount of natural light, as well as having super high ceilings like the rest of the apartment.
The bathroom is shared but is the larger of the two (and has a heated water bidet installed by yours truly).
The main common space is an open room with the kitchen on one side and living area on the other, and a large skylight window. The kitchen appliances (oven, microwave, fridge, dishwasher) were all newly installed when we moved in two years ago. We have an air fryer, small Ninja™️ blender, and espresso machine that you are more than welcome to use, along with all the basics. The couch will be leaving with our roommate but will be replaced with something very similar, and the rest of the furniture is staying, including the massive TV with (almost) every streaming service available.
There is one additional room, the “den”, that is much smaller and used as a dining area and for extra storage. There will be plenty of space for your things in the bathroom, and shoes and coats in the hallway once our roommate is fully moved out. The den will also be much tidier when her boxes are gone. Additionally, the majority of the products and clutter seen in the bathroom will be leaving with her.
The apartment has central heating and air, and general utilities typically come out to around 100 per person depending on the month, and an additional 15 for wifi.
The building has an electronic keypad for entry, and has a washer and dryer in the basement (however it can only manage very small loads so we typically go to the laundromat down the block)
We are about a ten minute walk from two train stations, the Dekalb L and the Seneca M.

We are looking for someone queer or extremely queer-friendly, who respects the shared space and cleans up after themselves. We are both more night owls, but keep noise to a minimum when it’s late, and do not mind when people are up and about early. The rooms are well insulated to prevent sound from traveling.
Ideally we’d find someone who occasionally wants to join us for gay guy music video nights, happy hour games of pool, or upstate hikes, but ultimately just trying to find someone laid back, responsible, and respectful. We enjoy going out but try not to bring the party home too often. Occasional guests are fine as long as proper heads up are given and they don’t get too frequent and turn into a fourth roommate.

I’m Ryan (any pronouns), I’m 28, just finished up my psychology degree, and will start my new job in July. I enjoy smoky eyeliner, Korean fried chicken, and painting.

The other roommate is Bailey (29, she/her). She currently works at TJ’s and is looking to put her quant psych masters degree to use. She loves a good Lego set, crossword puzzles, and a crime procedural.
She has an incredibly sweet and lazy cat named Stevie, and a long-term girlfriend who stays over 1-2 nights a week (normally weekends) and is very respectful of the space.
