A private room in a luxury rental

My roommate is leaving for a circumstance and we need to fill the gap. My previous descriptions had wrong info, so re-edited also relaxed the candidate rules a bit.

The current lease is going to end August 31st so during the time, you will sublet but we are looking for someone who is going to renew the lease with us. It's a rent stabilized building and we want to find a roommate who enjoy here longer term because we love this apartment, hopefully.

It's in a luxury rental apartment and have all services like a mailroom, a gym (membership fee $135/mo) w/ office facility, a beautiful courtyard, BBQ grills, rooftop lounges (there are three).
Our building is called Jackson park.

We have been doing super well so far! and we prefer someone who are respectful, responsible, clean and easy to communicate.
*we have a rule taking off our shoes. If you don't want to do it, please don't apply!

We are Asians and cook a lot - please don't apply if you hate it.

10 secs away from Queens Plaza station and the area has been developing last couple of years rapidly.
We have three big supermarkets including Trader Joe's, bunch of delis, bubble tea shops, bars and restaurants.

It's located 1 to 7 mins away from three subway stations and 10 min to get to Manhattan. Super convenient.

The current furniture may be remained and yours so please ask.

The requirements:

- No smoking (it's a rule of our apartment)
- No drugs
- Holding deposit of $500
- Deposit (a month rent - we minus holding deposit) once your application is accepted)
- We prefer a female but we can consider a male as well.
- electricity + internet bills are no included (costs $50 ~ $100)
- if you clean a lot, it's fine but I prefer cleaner to come in ($70-80/mo)
- If your income does not meet 70k, but if you have family supports and financially stable, we can consider you. (We do not want to have money issues in our house)
- As long as you can pay the rent, student is considered.
