Seeking 1 Roommate for a 2 Bed Queens Apartment

Currently, looking for another roommate to share a 2 bedroom apartment with the existing tenant.

About the apartment: located on the first floor of a 2 family house. There is a living room, 1 shared bathroom, 2 bedrooms, kitchen, and front door porch patio. There is street parking available without alternate street parking rules. The house is a 5 minute walk away from the Q40 bus.

Looking for a November 1st move-in. Heat/hot water, and wifi are included with the rent. Electricity is not covered, but should be no more than an additional $50/month.

Will need 3 most recent paystubs, current credit score, proof of rent payment in current place, and references. Security deposit + first month's rent required. No broker's fee.

The room is currently furnished with a brand new queen size bed frame, dresser, shelves and TV. There is also a regular sized closet with shelving. If requested, the existing furniture can be removed for the new tenant.

A bit about the other roommate: She is a middle aged nurse that works 5 days out of the week (usually the morning shift, but sometimes evenings and weekends). She is very friendly and open to discussing any issues that arise to have them quickly resolved so that there is no drama. She likes to have people over occasionally and would not mind the other roomate doing the same, as long as additional company is respectful. She is not sensitive to noise. That being said, she is mindful of keeping noise to minimimum for the most part, but if you are someone that is a light sleeper or very particular about noise, this may not be the place for you. She would hope to keep the place clean and tidy for the most part, but understand if things get hectic and expected cleaning gets put off for a little.
