Looking for a new roommate - July/August move-in

I'm moving out in July/August and need someone to take over for me so my roommate doesn't have to move out. It's a 2 bed/2 bath apartment. The bedroom and bathroom are both pretty big (I have a queen-sized bed for reference). There are no closets but there's room for a wardrobe/extra storage.

The full rent is $3,100/month plus gas/electric and Wi-Fi (we use Verizon). We split everything 50/50.

The shared spaces are fully furnished and we have all the kitchen/dining stuff you need but feel free to bring whatever you'd like. There's also a balcony with plenty of room for furniture or plants (and a gorgeous view). There's an in-unit washer/dryer too!

The Roommate: Female, early 20's college student with TWO CATS. She's clean, quiet but friendly and likes to keep to her room. She also has a car for joint grocery trips if you need. The cats are also quiet and friendly, and they like to do their own thing.

The Building/Area: There is underground parking for $300/month but there's also street parking available. There are two very nice doormen, no package theft, and monthly pest control services. The area is safe and fairly quiet. The 7 train is a ~15-min walk and the LIRR is a 10-min walk. There's tons of good food around.
