Just signed a lease on a brand new (we'll be the very first tenants in this unit!) 2b/2a with a large private terrace in a full amenity building. I own a house upstate so I'm ONLY in the apartment a few days a week and the occasional weekend. Therefore, the master suite with private ensuite bathroom with shower is up for grabs! (Did I mention you'll mostly have the place to yourself on weekends?)

Asking rent: $2800 + split utilities (electricity/internet)

Apartment Details:

Brand new development with amenities. Roof deck with skyline views and grills, etc., Penthouse Lounge, Gym & Yoga Studio, additional lounge and co-working spaces, 2nd floor deck dog run with additional outdoor spaces. Close to Rainey park and about 15 minute walk to Queensboro Plaza.

The building's first floor will also feature a grocery store and cafe (though I don't think it's in yet). Parking available in building for $350 a month and $10/month bike storage fee.

Apartment features a kitchen island for dining and a large private terrace, accessible off the living room, with both bedrooms having almost floor to ceiling windows facing the deck with a tall privacy screen (no crazy views from the apartment, just a view of the outdoor space, unfortunately, but privacy galore!). The bedroom for rent does have it's own closet and private bathroom. Washer and dryer in unit.

The common areas and terrace will already be furnished (can provide pics once I move in on the 30th, but happy to show pics of my previous apartment so you can catch a vibe). Since it's not my primary home, I keep things pretty minimal and functional with very few "personal" items outside of a painting or two. I do have a full sized bed frame and barely used mattress currently in storage that I don't intend to use, so that could be used by you if you so choose!). I have a projector rather than a TV at the moment, but may purchase one for the common area.

IMPORTANT! I do have 2 dogs that I bring down with me when I stay in the city. So if you're allergic or think two adorable furballs part of the week would be a headache, this probably isn't the room for you! Because of this, unfortunately no additional pets.

BONUS! Since I own a cabin on 6 acres upstate near skiing/hiking etc., if you ever want a weekend in nature, you'd be welcome to take my guest room up there any time!

This place would be ideal for someone just moving to the city while they're looking for their full time pad, for business folk who will be in the city for a few months at a time, or consultants who travel most of the week or someone who also has a place outside the city and wants a dedicated place to themselves for weekends in NYC.

About me:

Single, female Mid 40s creative professional. Clean, communicative and pretty laid back (I don't get my feathers ruffled unless you're actively trashing my belongings or bringing sketchy people around, or being a jerk to people in the building making my relationship with the neighbors, staff, management or landlord tenuous). Mostly only in the apartment Monday night-Thursday (generally head back upstate Thursday after work). I'm in office Tuesday and Thursday, but try to work from the apartment on Wednesdays. But I may want to spend the occasional weekend in the city to attend events/birthday parties, etc. My work schedule sometimes requires me additional days (important client meetings or film shoots). But my schedule outside of this is usually pretty set, 3 days in the city, 4 days upstate.

Love, love to cook and share and host small get togethers with friends. I tend to be pretty social with roommates, but not intrusively so. In fact, I've been getting 2beds and renting my second room out for years and every single one of those renters have become good friends to this day, you might even see some of them pop by for a visit or a dinner! Pretty open with roommates having friends over or letting people crash on couches when people are in town (couch has a pull out bed!), but as always, as long as we're communicating and giving each other notice! I'm the first person to shoot a text: "Hey do you mind if so and so passes by for dinner later? Cool if not!"

I'd be the primary leaseholder, but I would draw up a separate agreement between you and me. I'd require proof of income (standard 40x your portion of the monthly rent) as well as a $2500 deposit, as well as name of current employer and photocopies of ID. I would require a minimum of 3 month stay, but open to month to month after that with at least 30 day notice to vacate. (Failure to provide 30-day notice would result in me keeping your deposit). I also require a sort of zoom or facetime meet and greet to get a vibe for each other.

Since I haven't moved in or taken possession of the apartment yet, I'm happy to share more videos/building information. Can't provide in-person visits until I move in on the 30th. Move-in date is flexible. I'll be moving in on the 30th of August...so anytime after that but ideally no later than 9/15.

FULL DISCLOSURE: This particular area is kind of sandwiched between LIC proper/Dutch Kills and Astoria. Not quite fully either area. It's not gentrified yet, but likely to be in the coming years. It's not exceptionally close to trains, the building does offer Uber credits (haven't figured out how it works yet) to the N train, but there's a few citibike locations and several trains are within a 5 minute ride. The building is waiving the $100/month amenity fee for the first year and not sure how that would work for two tenants, but will ask. Most likely we'd just have one amenity fob and share it, since I'm only down a few days per week.
