Small Room in Astoria

We have one roommate moving out and are looking to fill his room. It is on the smaller side with a window and closet. We are looking for someone that will sign the lease with us when we renew at the end of May. The room is about 12ft by 7 ft. Old roommate will be taking his things with him so the room will be empty.
The apartment has a shared living room, kitchen and bathroom. We are looking for someone who will respect the common spaces and keep things clean and organized. We are next to 4 or 5 bus routes and are about a 5-10 walk to the 30th Ave stop on the N/W.
The landlady is very sweet, and is very responsive to any issues we've had! I am Jacob-26 and work in LIC as a Colle Prep Counselor. Zach-28 is a professional dancer, and works in and out of New York depending on his work schedule. We are both pretty quiet and like to keep things in the apartment chill.
Wifi is typically around 20 a month and the ConEd bill is typically between 40-60 per person depending on the heat and air conditioning.
