Furnished Room in LIC/Astoria Available May 1

Furnished room available in a shared apartment in LIC starting May 1 for $1,700/month. The lease runs through August 31, 2026, and the new tenant would sign directly with the landlord for the remainder of the current term. The apartment has a great layout for sharing, with the bedrooms at opposite ends, which gives a nice sense of privacy and personal space. My current roommate is a professional working in mental health care with a healthy, active lifestyle, so the apartment is best suited to someone respectful, stable, and easy to live with. The room comes furnished, and I can share original listing photos and a walkthrough video before setting up a showing. Applicants should be prepared for standard landlord screening, including income, reserves, and a background check.

From landlord:
1. Must earn 40x monthly rent from a stable job (not uber, etc..).
2. Must demonstrate 6 months of reserves after paying first/last to move in.
3. Will be required to show 2 most recent pay stubs to verify #1.
4. Will be required to show 2 most recent bank statements to verify #2.
5. Must pay for a background check which covers criminal, credit and judgements.
6. I'm ok with co-signers, but they need to meet all the above requirements with the typical 70x enhancement, since they presumably have their own rent/mortgage.
