Master bedroom available in our 3-bedroom apartment!

Our much beloved roommate is departing and we are searching for another female roommate to join on when we renew our lease.

General facts about the apartment:
- Second floor walkup in a townhouse (top floor, no upstairs neighbors).
- 1 minute walk from Astoria Park; 5-10 minutes walk from Astoria-Ditmars train station
- Quiet side street off a side street with very little traffic, and a very safe area of the neighborhood. Lots of families and young adults live around here.
- Common areas face southeast and get lots of sunshine.
- Lots of kitchen cabinet space.
- In addition to the shared kitchen and living room, there is also a shared office space next to the available bedroom.
- Utilities (electric+gas+internet) are split evenly between all roommates. The total bill per roommate is about $40-50 per month. Steam heat and hot water are included.

About this bedroom:
- 11 x 12 feet.
- Southwest facing and big windows means lots of natural light.
- Through-the-wall A/C unit.
- Next to the internet hookup and has great wifi signal.
- Our outgoing roommate is leaving a table, bed, chest of drawers, and clothes rack in the room.
- No closet in the bedroom, but the dresser is large and there is a closet in the adjacent office.

About the landlords and lease:
- Owners are an elderly couple who live downstairs.
- Responsive to issues (of which there are few).
- Require proof of income or other ability to pay the rent and will want to briefly interview you after we conclude you're a good fit for the apartment.
- They wish for tenants to be quiet and respectful of the space, no loud parties or frequent guests.
- They're very firm on no pets, or at least no mammal pets. If you would be bringing one, it won't work out.
- Lease is for 1 year, renewable after that, with subletting not allowed.

About us:
We're both professionals, a man in his early 30s and a woman in her 20s, who occasionally and quietly work from home. We're looking for someone we can be friendly with and who doesn't bring the party or the drama home. Everyone's expected to put in equal effort to keep the place clean and run any plans for guests by each other before having them over.
