Astoria Ditmars large bedroom 11'x14' in 2FL house

Hello! We're two housemates looking for an additional housemate to fill a large bedroom in our two-story house in Astoria. We will be signing a new lease for July 1. Awesome location- just a 5-minute walk to the Astoria Ditmars N/W and 30 minutes to midtown on the subway. The neighborhood is quiet and safe, and has a little bit of everything: diverse restaurants/cafes (amazing Greek restaurants and brunch spots), bars, a library, indie and chain stores, gyms, yoga, etc. You can get to LaGuardia Airport in ~10 minutes by car. Astoria Park is a 10-minute walk away.

The room is big — about 11.5 x 14.5 — with two big windows, a nice hardwood floor, and a closet, and is on the 2nd floor. The full bathroom (shared) is also upstairs. On the first floor there is a nice living room, kitchen, and ½ bathroom.

A nice perk is our small outside deck, where we do a bit of gardening, and you're welcome to as well!

We are seeking a working professional who pays the rent on time, is mindful, clean, and communicative, and doesn't bring the party home. A steady job or income is required. No couples, no smokers, and no pets. No subletting/AirBnB. Long term preferred (at least one year).

As for us, we're both independent professionals (one male, one female; not a couple) who work hybrid schedules. We like a calm, peaceful house with only occasional overnight guests (no live-in significant others). We try to spend a lot of time out and about and enjoy theater, film, and being active. We like to keep the place neat (aka no overnight dishes) and quiet at night. One of us has lived here for several years, the other for one year, and we have a good relationship with the landlord, who lives right next door.

The room is unfurnished and will be ready July 1. First month's rent and one month’s security deposit required to move in. Proof of income required, and references preferred. Depending on the season, utilities run around $130 a month (this includes electricity, wi-fi, shared cleaning items, etc., and a cleaning person who takes care of all the common areas twice monthly).
