I am looking for a roommate, available now!

I'm an easy-going guy. I've been in NY for 14 years, lived in a variety of places. Astoria is definitely the best atmosphere. It's an actual neighborhood, with a nice variety of residents. It's mostly quiet but has a few avenues with restaurants and bars for a night out. Astoria Park with its track and pool are awesome for fitness with gyms closed.

During the week, I tend to stay home, but I do hit the gym or track after work in the evenings. Weekends I go out to visit my friends much more than bringing them over, although I may have an out-of-town guest occasionally. I don't cook much, instead getting prepared meals delivered once a week or so. I enjoy playing PC games occasionally, and when things open up, I very much enjoy the opera and Carnegie Hall.

I have a full-time 9-5 job, but I am working from home indefinitely during COVID-19. I am rarely on the phone for work. I have no issues with my roommate also working from home. My workspace is in my room, so you won't have much disturbance from me during the work day.

Under normal circumstances, I have no problem with friends and guests of any variety. However, with COVID-19, we will need a discussion about our risks and responsibilities towards each other. No prejudice against healthcare workers.

About the apartment:

? Astoria, 2 blocks from Astoria Blvd NW subway station
? 30 minutes to midtown by subway
? 30 minutes to Harlem by express bus
? 4 blocks from Astoria Park Track, 8 blocks from Astoria Park Pool

? $1300 rent, utilities included
? month-to-month or signing longer agreement
? room available at least until August 2021

? 2nd floor walkup, 6 unit building
? small pharmacy on the ground floor, no pests
? CENTRAL AC and heat with thermostat

? recently renovated, regular drywall (no plaster), but not luxury
? total apartment about 840 sq. ft.
? 8.5' ceilings, including inside closets
? laundromat 2 blocks away

? bedroom is 12'4" x 7'9", about 100 sq. ft.
? can fit a queen bed, either direction
? former roommate had a queen size bed, desk, and tall dresser
? one large closet
? some space in the living room closet, as well.

A couple points that I am particular about.

1. I'd like someone who is neat, clean, and does not need reminders to clean up after oneself.

2. No illegal substances within the apartment. Edibles are ok. If you have fun outside the apartment, just try to be on the sober side when returning home. I'm open-minded, but just don't want the legal risk.
