Room available 9/1 in West Philly shared house

We are four community-oriented young adults looking for one roommate to join us in a lovely house a block from Clark Park. It's a 5-bed, 3.5-bath house with tons of common spaces, a porch and a backyard. We are excited about welcoming another roommate who is excited about cultivating a community atmosphere, is clean, communicative, and queer friendly. The year long lease starts on September 1st and is $940/mo + utilities w/ a $940 security deposit at move-in.

The room:
The open bedroom is the middle room on the second floor and shares a bathroom with one other person. The room itself is somewhat smaller than the other rooms in the house and gets less light, so it is priced down accordingly. It’s still a cozy space that fits a desk and queen bed, and has an IKEA wardrobe that the previous roommate would pass on. Other than the wardrobe and dresser, the room is unfurnished. Rent is allocated based on room size but bills are split evenly 5 ways (water, gas, electricity, internet, and compost).

The house:
This is a three-story rowhouse with a living room, a family room, a dining room, an updated kitchen, and a semi-finished basement with a guest room. Communal spaces are fully-furnished. There are hardwood floors throughout the house, high ceilings, ample storage space, in-unit washer-dryer, central air and lots of charm. There is a spacious front porch with a swing and a back patio/yard area with a firepit that has been perfect for outdoor gatherings.

As a house we aim to have bi-weekly meetings, value direct communication, and enjoy spending time together when our schedules allow. We have a basic chore rotation and recently bought a CSA veggie share for the rest of the season. We are also proactive and communicative about illness and COVID exposures meaning we test and mask in common spaces as appropriate, and are all vaxxed and boosted.
