4b/2.5br Townhouse in Manayunk

My brother (33 yo), Evan (30 yo), and I (29 yo) are looking for one roommate to join our 4b/2.5br townhouse in Manayunk for a one year lease starting in 01Aug2024, with the option for a sublet starting in 01Jun2024.
My brother and I have lived here since 2020, and we really enjoy the place. Evan has been here since 2023. Our other roommate is moving in with his girlfriend this month, so we are looking to fill his spot.
We currently pay $2200 a month + utilities. This breaks down to the following per roommate (not counting utilities): Roommate 1 - $525, Roommate 2 - $525, Roommate 3 - $525, Roommate 4 - $625. The extra $100 for Roommate 4 is because there is a master bedroom with a private bathroom, so we all agreed to this payment structure. One of the regular sized bedrooms (included in pictures) is available.
The unit has three parking spaces behind the house and ample street parking out in front, so no need to worry about parking. There is a train station a mere five minute walk away. The unit has a garage, a laundry room, and a deck. There is an exercise bike in the garage.
We work full-time. We have a dog (Pit-Terrier, 76 pounds). Please send us a message if you are interested.
