Private 2-Room Suite, Own Bath & Bills Included

Private upstairs suite with two separate rooms—one bedroom and a private living room with kitchenette—plus your own full bathroom. $1,350/month includes electricity, water, and high-speed internet, both wired and Wi-Fi.

The suite has approximately 345 sq ft of private living space in my owner-occupied townhouse. It’s separated from the rest of the home by a lockable door. We share the front entrance, staircase, and access hallway; the downstairs living areas aren’t included.

The kitchenette has a full-size refrigerator, sink, microwave, induction cooktop, counter space, and cabinets. There’s no full-size stove or oven. The living room includes a wall-mounted 55-inch TV. A loveseat and dresser can stay or be removed if you prefer your own furniture. Otherwise, the space is unfurnished.

One reserved off-street parking space is included. Shared washer/dryer access is available on an agreed schedule.

About me: I’m a middle-aged homeowner with a quiet lifestyle. I work from home, mostly in my basement office. I’m friendly and happy to chat, but also enjoy my own space and respect yours. I rarely have guests and don’t host parties. I have one cat who stays in my part of the house as long as your suite door is kept closed.

I’m looking for someone considerate who appreciates a quiet home and is comfortable talking things through if an issue comes up.

6–12 month lease available. Security deposit is $1,150. No smoking or vaping and no tenant pets. Background screening required; a personal or previous landlord reference may also be requested.
