Room for rent in spacious townhouse

4 BR 1 BA duplex with room for rent in Ardmore, PA with two roommates: one 25 y/o male Villanova Student, one 23 y/o male early career professional.

Room for rent is a large attic room, the only room its floor. Home comes with washer and dryer, dishwasher, laundry in unit, front yard with front porch, back yard with back porch and raised garden beds, private driveway, decorative fireplace, basement storage, and office/guest bedroom. Room runs warm but in window A/C unit is included.

Home is partially furnished. Full size bed frame with captain drawers in rented room.

Utilities:
Water is paid through Aqua and Gas/Electric is paid through PECO. Trash and Sewer are paid for for the year.

My situation is that I'm graduating in mid-May and moving into a more flexible living situation May 1st due to my uncertain postgrad plans, and figured I could move out early and not pay rent for a house I'm not going to be in for a month to do field work out of town. I need someone to take my place until the lease runs out October 1st, but this is flexible by one month. There's an opportunity to add your name to the lease after this one is up.
