Room for Rent - College Student (in-state & int'l)

Hi potential roommate(s),

Thank you for reading our ad. This available full basement roughly 24'long x 10x wide, (not including walk way and bathroom and single closet), we are making available for 1, possibly 2, female college roommates. (For two students rent is $975/month).

I am a single father of 2 toddlers who are here four days a week. We have a welcoming front yard and porch and a garage plus rear driveway off street parking. The driveway is available to you but the garage is currently in use. We also have a shared laundry room at the entrance of the basement.

The basement does get cold in the winter months but we have an electric heater that warms the room up.

Move-in requires 1st, last and security hence, $2,100 for 1 roommate or $2,925 for 2 roommates)

My rules are:
1. no overnight compnay
2. No other tenants in the rented space other than those listed on lease
3. No smoking cigarettes in or around the house, that includes outside in the rear or front
4. No loud music after 8pm on weekdays.
5. We do not eat meat so there is no meat cooked in the kitchen. It would be recommended for the students to buy electric table top cooker for the basement. There is a mini fridge already in the room.
6. No sameday visiting guests allowed beyond the basement.
7. No flammable items stored in the basement. (i. e. propane tanks, helium tanks, fire crackers, gaseline, kerosene, etc
8. Respect this house as if it were your dear mothers house.
