Private Room for Rent in Spacious Duplex

Hello! We have a private room available for rent in a 3 bedroom spacious duplex in the Shady Hollow complex in Santa Ana. The room is 11'x12', not including the closet (unfurnished) and a shared full bathroom with myself, on the second floor. The house has two stories with stairs, vaulted ceilings, a spacious open floor plan with kitchen, dining room, living room, guest 1/2 bathroom, backyard patio, attached garage with washer/dryer. Central heat and air conditioning, although the air conditioning works best downstairs. The house is carpeted except for the kitchen and bathrooms which have tile.
We occasionally have friends over but generally keep the house calm and private. Aside from you, myself and one other person are living here each in our own private rooms.
Great central location to the 22, 55, and 5 freeway.
The room is available starting April (possibly sooner if needed) and rent is $510 plus utilities (usually about $100.00 month). Our landlord requires proof of income showing three times rent.
Looking for a quiet, responsible housemate (one person only). No pets, no smoking.
