Large private room & bath in quiet 2br condo

I am looking for a stable working professional with good credit and income looking for LONG term housing situation. I am open to living with a Male or a Female, around 25-40yrs old, and its a minimum 1yr lease, but i'm really looking for someone looking for longer term. Rent is $1025/month. I do have 2 Cats so if your allergic or don't like animals, then this is probably not a good fit for you. Please be a responsible person, I don't want someone I have to babysit to keep the place clean, pay bills on time or being loud or constantly having people over.

I am a 37yr old male who works a Suit & Tie job in Newport. I have (2) adorable 8yr old cats who keep to themselves but will love to play with you if you are friendly with them. I'm about to start Physical Therapy school in January so i'll be working full time and going to school during nights. I'm very active/healthy, usually workout after work and home by 7-8pm then make dinner, watch TV and in bed by 11pm.
I've lived with Females for over 6yrs, my current roommate is a female but i'm open to living with either male or female.

This is a very large 2br/2bath condo, each room is on opposite sides of the condo and have no shared walls....lots of privacy! The room is large, slightly smaller than a master but has 2 full closets and your own full private bathroom inside the room.

The Details:

- So both rooms are on opposite sides of the condo, no shared walls and the TV which is mounted in the living room is not on a shared wall either. A lot of privacy in this place.

- Washer, dryer, dishwasher, and central A/C are all included in the condo.
- Condo includes swimming pools, hot tubs, tennis courts, basketball courts and a small gym as well.
- We are located right behind IVC and 5mins from both the 405 & 5 freeways, 10-15mins from the UCI, the Beach, Fashion Island, The Spectrum, The District, we are in the middle of everything!

- Rent will be $1025 per month and utilities are usually $100-110 each. Utilities are split 50/50 regardless of weather you use all of them or not.
- We have Cox Contur in each room, so you have your own private DVR for your room
- Cox high speed internet (150mbps) and wireless (you have your own private network for your room)
- There is plenty of parking available which has never been an issue.
- Rent MUST be paid by the 1st of the month, utilities within the month.

- You will have to fill out an application for the condo owners, (who are very friendly and nice people). It will include credit check, they will check your references and also ask for paystubs/employment verification. Basically, if you have a job then this shouldn't be an issue.

- I am just looking for someone (Male or Female) that is NO drama. NO party people, NO smoking in the condo....owners rules.
- The owners have a no pet policy, but because they liked me, they were nice enough to let me keep my cats, but other than that, no large pets allowed unfortunately.
- PLEASE, PLEASE, PLEASE BE CLEAN! I've kicked out roommates in the past that lied and were totally slobs, I don't have time to deal with people like that...don't have to be spotless just not a slob....it's just basic courtesy & common sense.
- You can have friends over but not excessively, no phantom 3rd roommates, and as for significant others, that is fine, but again, not excessively. I like to come home to a nice quite, clean home and I will make sure it is also like that for you. I rarely have my friends over as well.
