Furnished Master bedroom in home adjacent to river

Welcome to our lovely home next to Linfield University! We are looking for a roommate to rent out the pre-furnished master bedroom of our home. Our home backs up to the south fork of the Yamhill river and has had it's interior recently renovated.

Included in this pre-furnished room for rent:
King size Tempurpedic mattress
Personal air conditioner / heater
Personal refrigerator
Office desk (electric sit/stand) and Herman Miller Aeron chair
Hardwood floors (in entire house)
Wall mounted flat screen TV with streaming device (Roku, Firestick, or Chromecast)
Raised bed with room for storage underneath
Nightstand
Dresser

You'll have use of the kitchen (minus the fridge since you'll have your own provided to your room), dining room, yards , and your own bathroom.
You can park in the driveway or on the street (ample parking)

All utilities are included in the cost of rent (Wifi, electricity, water, sewer, trash)
Day 1 move in will require first months rent as well as the same amount down as a deposit (refundable).
Single occupancy only, guests now and then are ok.
Lease, application, and screening required. There is an application fee of $40 if you apply.
Smoking allowed on the patios only (not within the home)

Cats are ok with a stipulation: Cats must stay in your room unless on their way outside/inside the home.
