Room for rent in Beaverton prefer female roommate

One unfurnished bedroom available in a cozy triplex just a 5-minute walk from downtown Beaverton and the Saturday Farmers Market. The room currently has a queen bed and frame that can stay or be removed depending on your needs.
The apartment has a shared bathroom, in-unit washer and dryer, a working fireplace, dining room, chest freezer, and plenty of closet/storage space. Street parking is available and there's usually plenty of parking right outside.

The neighborhood is quiet, safe, and walkable, with several parks and a walking trail nearby. There is some daytime construction noise from the nearby high school, but it's generally a peaceful area with great neighbors.
The shared spaces are comfortable and welcoming, and I'm open to rearranging furniture or redecorating so it feels like home for both of us. I'm looking for someone who wants to create a home, not just rent a room.

I work Tuesday through Saturday and am usually home after 5:30 p. m. When school is in session (I'll be starting an accelerated nursing program next year), I'm an early riser—typically up around 5:00 a. m. with my two dogs. They're friendly, a big part of my life, and I'd love someone who genuinely enjoys dogs. Occasionally helping let them outside if I'm running late would be hugely appreciated, though it wouldn't be an expectation.

I cook frequently and often use the dining room table to study. I like keeping shared spaces clean and comfortable. With two dogs, the house is never spotless, but I do expect everyone to clean up after themselves—especially dishes. I'm also direct in my communication and appreciate roommates who are honest and address things early rather than letting them build up.
I pay my bills on time and expect the same. Since we share a wall, being respectful of noise is important.

I have celiac disease, so my preference is to keep the kitchen gluten-free to avoid cross-contamination. I'm happy to talk about what that would look like if that's a concern, so it's not necessarily a deal-breaker.

I'd prefer no additional pets, though I might consider another well-behaved dog for the right person (ESA letter required). $200 to be added to the lease.
