* Flat Utility Fee: $50/month (Covers Gas, Water, Electric, Garbage, and Wi-Fi)

* Laundry: On-site washer and dryer included in rent with a limit of 2 medium sized loads per week.
* Parking: Ample street parking is available directly outside the home.

Our Home & Environment:

* The House: A well-maintained split-level home located in an established, peaceful neighborhood in outer SE Portland, close to Gresham.

* The Occupants: You will be sharing the home with the owner (a guy in his 50s), his elderly mother, and one other stable long-term renter in his mid-50s. We value personal privacy, a relaxed atmosphere, and mutual respect.

* The Pets: We have one friendly dog and two indoor/outdoor cats. The dog is sweet but gets naturally excited and will bark briefly when visitors arrive or when there is activity, as dogs do. If dogs and cats are not your thing, this home will not be a good fit.

* Smoking & 420: No cigarette smoking is allowed inside or outside anywhere on the premises. Occasional, mature outdoor 420 use is completely fine, but absolutely no smoking of any kind is permitted inside the house.

* Policies: Single occupancy only. To protect the privacy and security of everyone in the home, we enforce a strict no overnight guests policy.

Public Transit & Commuting:
* Bus Access: A convenient 5-minute walk from the house to the Trimet Bus Line 9 (Stop #4506 Westbound / #4599 Eastbound). It is around a 40-minute direct bus ride to PSU/downtown.

* Driving: A 20–25 minute drive to downtown depending on traffic via I-205, I-84, or Powell (US-26).

* Nature: Just a few blocks away from the scenic hiking trails at Powell Butte Nature Park.

What We Are Looking For In Our Renter:

* Profile: Single occupant only. We are seeking a trustworthy, clean, friendly, and respectful individual who can naturally blend into an established household layout.

* Requirements: Must have a stable income, love animals (but bring none of your own), and consistently pay rent on time. High maturity and a respectful lifestyle are a must.
