200 sqft bedroom available + common area in 1548 sq ft half of a duplex
Move in date would be May 1st
Bedroom info:
-south facing window, central heating, ample closet space, generally spacious and can fit a king size mattress. ac unit not included but recommended for summer months. Would be sharing a bathroom with one other tenant whose room is upstairs.
Shared space info:
-Spacious first floor area, about 1000sqft of shared space, full kitchen with all appliances, in unit laundry in side hallway, cozy dining table area and spacious living room area.
-Extra storage and closets in shared area on the first floor as well.
-Cozy backyard with grass plot and covered porch area. Perfect for late spring and summer lounging and hang outs.
Cost and Utilities:
-Total rent would be $3150 a month, split evenly between the 3 tenants, you would be responsible for $1050 a month
-We would be looking for a 1 year lease commitment. You would also be paying a third of the security deposit.
-Utilities: We are responsible for Water and Power bills and split those costs evenly (divide everything by 3). Water is paid every 3 months.
-Wifi will also be split in 3. An old tenant was managing the wifi so we can discuss which ISP we prefer and want to switch to once you move in.
Other Considerations:
-The shared area will be mostly furnished but there will be some storage space in shared closets and we can always discuss what furniture and other things we can accommodate/swap out in shared areas.
-Pet free household due to allergy reasons
-Smoking is allowed in the back area outside but is forbidden indoors and on the front porch on our lease.
-Landlord is friendly and responsive
-Located just off 15th and Alberta, a very chill and fun neighborhood with tons of amenities
About the other 2 tenants:
-We are coworkers working for a local non-profit. One of us has lived in this house for the last 2 years with two old tenants who are now moving out.
-We both have hybrid schedules but spend most working days in office with a few days working from home
-We are two cis men (he/him) in our late 20s and early 30s.
-We are fairly social and have guests over but are not loud or big partiers.
-We value a calm, safe, clean, and relaxing living environment and open and direct communication as roommates.
-We would like to meet any prospective tenants before committing to a new roommate.
