Private Bedroom Plus Shared Bonus Room

I’m offering a private bedroom in a calm (one adult and one cat), well-kept home in Gresham (near Troutdale) along with shared access to a second bedroom specifically set aside as a low-traffic/uncluttered space for
personal wellness (exercise, meditation, bodywork, rather than general living or social use). Private room allows for personal temperature control including summer A/C. The main living room is not shared.

Utilities included in monthly rent ($850 + $50 to cover average share of electric bill, which may need to be reevaluated after 6 months of shared use if increased usage is greater than average).

The renter would use the guest bathroom located directly across from their bedroom and may store their personal items there. I keep my personal items in my own bathroom, so the guest bathroom set up is mainly for the renter.

Long term renter can be reassured that rent increases do not happen arbitrarily, but are based on actual need, are reasonable, and discussed months in advance.

No tobacco smoking. No additional pets due to my older cat.

I’m looking for a compatible fit and prefer to take things thoughtfully and at a comfortable pace. Initial conversations and a brief meet-and-greet in a nearby public place are preferred before home visits (though may happen in same visit if it seems to fit all around).
