* You’ll have access to the home, with one bedroom reserved for my occasional use.
* I travel frequently and may stay at the property for 2–3 days every 4–5 months to check on the home.
* Water is included.
* Tenant pays the electric bill.

After the first year:
* The entire 2-bedroom, 1.5-bath home will be available for your exclusive use.
* Rent will increase to $850/month.
* Water will continue to be included.
