Short term roommate wanted

I am planning to sell the house in spring 2027, but its bad for my mental health to live alone in the meantime. I live in the guest suite on one side of the house and the actual bedrooms are on the other. That is the room and full bath I'm looking to rent out. The living room and kitchen are communal. Dinners can be communal but work week breakfast and lunches are separate. The laundry is in my private bath, access will be on a schedule. No infants/minors. No pets of any variety. No smoking or vaping inside, must clean up ashes from patio, edibles ok with proper prescription/documentation. Street parking available (I'm in the driveway). Metro bus only runs out here during rush hour, but it does stop at the top of the street. I'm willing to accept partial rent in exchange for chores: gardening, mowing the lawn, cooking, whole house cleaning, window washing, home repairs, etc. The roommate is expected to clean their bathroom and rooms weekly (bi-weekly) without deduction. Utilities will be split evenly. Roommate's half of utilities and rent will be due on the 1st of the month (chores contribution will be deducted from rent, not utilities.)
