Lease Takeover/Renewal in Astoria- by Broadway!

I have a room up for rent in my 2-bedroom apartment.
I'm located in Astoria, very close to the train, a 15-minute commute to Manhattan, very close to parks, cafes, grocery stores, meat markets, etc. The rent is 1150 for the room not including electric/gas/internet. It's a lease takeover and renewal. So it will be 1150 for the months of June and July (May will be less since it's not the full month.) My landlord is increasing the rent starting August, so it'll be 1225 then and the new lease will start then as well.

The apartment has a lot of natural light, a coat closet, and a pantry. The room can fit a full comfortably and has a closet. (Note: the bedroom with the blue bed is how it looks currently. I just added photos of how a previous roommate had furnished the room).

I'm looking for a female roommate, who is very clean (bathroom gets cleaned weekly, apartment is swept, mopped and dusted at least 2x a month), and can communicate well. I have been in this apartment since April 2021 and I consider it a home not a house, so I would want someone who is personable and that I can connect with.

My current roommate is selling all her furniture for about 650. You can take the room furnished or unfurnished.
