Rent:

∙ Optional: $50/month rent discount in exchange for helping with animal chores 1–2x/week (about 1 hour each time)
∙ One-time move-in fee: $100 (covers admin, keypad access setup, and trash processing)
About the Room:
∙ Furnished with a king-size bed, brand-new bedding, and blackout curtains
∙ Includes two nightstands with small lamps, a desk, trash can, and laundry bin
∙ Closet storage available for tenant use
∙ Interior was freshly repainted and the room has been very lightly used as a guest space since renovation
∙ A few personal items may be visible in the photos (e. g., humidifier, deodorizer, pet supply bin, small TV, GameCube) — these will be removed prior to move-in
Amenities and House Info:
∙ This is a semi-private living arrangement — the bedroom is your own space, and the upstairs area includes a portable toilet setup (decorated and private, with door and curtain). Tenants are encouraged to bring a mini fridge and microwave for in-room convenience. This setup works best for someone who values independence and low shared-space living.
∙ Somewhat separate entrance available via one of two front porches
∙ No laundry access on-site — nearby laundromat available
∙ Driveway parking available (street parking is limited due to local restrictions)
∙ Central air conditioning throughout the home (temperature controlled by landlord; tenant cannot adjust)
∙ Small hobby farm on the property (seasonal eggs/produce may be available)
∙ Dogs on-site — they are friendly but do bark, especially when someone arrives
Terms:
∙ 12-month lease required
∙ Tenant may only terminate early by finding a qualified subtenant approved by landlord
∙ In the unlikely event of significant lease violations or incompatibility, either party may terminate with 30 days’ written notice
∙ Must be financially stable and respectful of privacy
∙ No pets, no smoking, no frequent overnight guests
∙ Quiet and clean living environment — not a party house
∙ No shoes worn inside the house
