Rent-Stabilized Room In A 3/1! W/D In Unit!

cozy bedroom (8' x 12' approx) available in a renovated three-bedroom one-bathroom in washington heights/fort george. open concept (furnished) living room with a full kitchen + dishwasher and a washer/dryer in-unit.

THE NEIGHBORHOOD: primarily hispanic neighborhood. the streets are lined with other apartments, bodegas, and the 191st street 1 train station is only 1 and a half blocks away! that station also has a tunnel to access the 190th street A train station. there is the m3 bus and m101 bus directly across the street. fine fare grocery store is also one block away and has all the essentials, and guasimito food corp is the corner store on our corner where you can get snacks, lotto tix, or a really good and cheap BEC. the neighborhood itself is populated mostly by families and older people, and tends to be on the quieter side, save for fireworks during holidays. there is a landromat in the building directly to the right of ours if you need to use that rather than the in-unit laundry.

THE BUILDING: the building is an unassuming brick walk-up with secure key fob entry to the main door and an easy-to-locate trash area. our apartment is on the third floor, and unfortunately, no elevators!

THE APARTMENT: the apartment itself is renovated, with an exposed brick accent wall when you walk in and a door that automatically locks on the outside when you shut it (don't worry about forgetting to lock the door when you leave!) there is no carpet anywhere in the apartment, so bring your rugs! all the essentials are here, such as a full fridge, microwave, gas range, oven, dishwasher, and a full washer and dryer around the corner. everything is in good working condition and relatively on the newer side. there is no central ac in the apartment, but there is an ac unit in the window of the living room. because myself and my roommate tend to stay in our rooms, we don't use it often. we have fortunately not had ANY pest problems! upon request i can send pictures.

YOUR BEDROOM: your bedroom is (approximately, pending my roomate measuring it) 8 feet by 12 feet, at the farthest end of the apartment and closest to the bathroom. there is a window, and a nice single closet. plenty of outlets! the walls are a nice gray color. upon request i can send pictures as well as a link to the original listing of the apartment on streeteasy.

THE ROOMMATES: check out what i've written in my about me! i reside in the main master bedroom by the front of the apartment and i'll be handling utility bills. i plan on potentially
getting a cat in the future that stays mostly in my room, so please be cat friendly! my other roommate adan is a transfemme anime and video game fan, and tends to also keep to herself in her bedroom. she is very kind and we've struck up a friendship just from living here! she tends to be gone for day shifts or night shifts, and she often games with friends on discord. adan will be handling the internet bill. both myself and adan (sometimes) are 420 friendly, and keep to our bedrooms about it.

MANAGEMENT: we recently changed over our management company to gamzu realty, and they have been a blessing to work with!! if you decide you want to live with us, i'll let you know who to contact to fill out the application. our super lives in the apartment directly above us and is bilingual english/spanish, and he's awesome and responsive.

UTILITIES: i will be handling all utilities but internet, and my roommate adan will be handling internet. utilites all together across the past year have been around $50-$60 dollars a month on average, bringing the full statement to around $990-$1000 even.

YOU:

must be/looking for: lgbtq+ or lgbtq+ allied, clean (honestly just please dont be a slob), a reasonable and reliable person, willing to contribute to cleaning common areas, respectful of shared space's furniture and belongings, steadily employed/able to pay rent every month without issue, a GOOD COMMUNICATOR (big big big requirement! we have a group chat where we give heads up for guests coming over and any issues/concerns about the apartment.)

NO: hard drug users, older adults (we are both 24 and 25 years old respectively, nobody over 35 please!), dog owners (sorry!!), couples (only one person on the lease pleeeease), constant party hosters (we don't have a lot of space in the apartment to host a rager :( but please feel free to invite your friends over! we'd love to meet them!), minors, hoarders (keep your hoard in your room please <3 )

again, i am very open to questions! we don't have a strict "rule book" in the apartment, but we'd like to keep it from becoming a horror story.
