Looking for Roommate in Deerhurst Area

Hello, I'm looking for a roommate to share a occupy an empty room in a 2 bedroom apartment in in the Deerhurst area, near Sheridan. I have lived here for several years, so the apartment is fully furnished, minus the available bedroom. I am looking for a roommate starting in early August. This is not a sublease and any roommate will be asked to co-sign a lease with the leasing office. The landlord will require a credit check and references. Also, please be aware that this is a post for a roommate only. I am not the landlord leasing a completely empty property. Please do not contact me is you are looking for an apartment for an entire family.

A little bit about me: I am a 35-year-old ESL teacher. I love to learn new things, read, and do crafts. I'm a big homebody and spend a lot of time in my room, but I am more than happy to socialize as well. I can be a bit of a chatterbox. I love movie nights and interesting conversations. I am hoping to find someone who I could become friends with, but as long as I find someone mature and pleasant, I'll be happy.

What I am looking for: I have a strong preference for a female roommate and need someone who is ok living with a cat. It is also important that I find someone who is responsible about keeping clean and upholding their half of housekeeping responsibilities. I would prefer someone who doesn't party or drink excessively at home. If you like to have fun, that's fine, but I just prefer a calm at-home environment. I go to bed and wake up relatively early, so noise level is important to me. Also, no indoor smokers please.

As previously stated, the apartment is fully furnished, with the exception of the second bedroom. I have attached some pictures of the apartment. Rent is currently $725/month per person and includes heat and water. We are responsible for electric and gas, as well as internet. The split cost of internet is $25 per person and the other utilities rarely, if ever, exceed around $30. I own a washer and dryer, which you would be welcome to use, but to cover wear and tear, I would ask for a maintenance fee of $10/month. Additionally, there is a coin operated washer and dryer available to any tenants that you could choose to use instead, if you prefer. Rent also includes a parking spot in the lot behind the building. Cats are ok, but a pet deposit is required. I am currently planning on getting a second cat, so we would need to check with the landlord, since the lease as written states a two cat limit, but other tenants have 3, so it may be ok. No dogs or other exotic pets are ok. He also does not want pets that have strong smells or lots of noise associated with them. Rent also includes an ample basement storage unit.
