Large room in Greenwood apt w/large backyard

Hi everyone. I’ve been living here for four years. This is a very loved apartment that has been passed around through friends for over 20 years. I am going to be highly selective as this place is very special. The house was originally owned by an old Italian couple who has passed away and now their daughter owns it, so it is a little rough around the edges, but it’s very charming, in a great location and rent stabilized.
I’m a calm and athletic professional with a secure income and a creative side. I’m looking for someone who is also a calm and dependable professional. I don’t drink and live a very healthy lifestyle; early to bed early to rise sort of person. I am also a cancer survivor and love living a fulfilling life. I’m looking for someone who has wonderful positive energy who minds after themselves. We don’t necessarily have to be friends but of course, that would be a wonderful plus. I’ve also been daydreaming about getting a cat, but not sure.
-No TV in common areas intentionally, but you can have one in your room if you’d like.
-The bedroom is about 13 x 13’ ft with direct natural light all year round. It faces the street, which is a quiet one. The room currently has a desk, a wooden open cupboard and a vintage wardrobe, no bed and the rugs will be removed.
-The shared areas are the main kitchen/living room space, the bathroom and the backyard.
-Pay rent with Zelle. NO acceptions
-The bedrooms are on opposite ends of the apartment so there’s plenty of privacy.
-Utilities are around $75 total, and I’m working on lowering the wifi bill.

-NO smoking cigarettes in the house or backyard AT ALL. I’d prefer no smokers.
-there is basement storage
-bicycles or other toys can be kept in the hallway or the basement, depending on how much space they take up
-you can use all of my kitchen ware as long as you clean it and take care of it. That includes an instant pot, and espresso machine, a Berkey water filter, and more.
- R train 25th St. stop, also a 10 min walk to F/G trains at 9th street.
-very good coffee and Mexican food in the area, specifically, Roots Cafe, baked in Brooklyn, tin cup Café, and El Tenampa.
-laundromats everywhere
-Two Citi bike stations in about 5 minwalk
-10 minute walk to the heart of Park slope
-15 to 20 min walk to Prospect Park and Nitehawk cinemas depending on how fast you walk. 8 min bike ride.
-3 blocks from Greenwood cemetery
- Freddys bar with live comedy and music almost every night of the week near by
- Groceries on 17th st, 18th st and 25th st
