- Located in a quiet north west neighborhood near Children’s Memorial Park off the Cheyanne exit, three mins to highway, fifteen mins to downtown. I know all my neighbors. Safe, low-traffic neighborhood, very closer to multiple hospitals (Mountain View, Centennial etc and lots of shopping). Very convenient access to the highway.
- Furnished queen bedroom with a ceiling fan, book shelves, a large dresser and a large walk-in closet (NOTE: the room can be unfurnished for the right person/agreement)
- Small, mounted smart TV for your personal use if desired with some streaming services
- There’s room for a small desk if needed

- Kitchen with fridge, pantry, dishwasher, cookware, spices, various appliances available -- everything you’d need

- Rent includes utilities including fast internet, and TVs have most streaming services. I also supply TP, paper towels, linens, pillows, towels, a box fan, iron and more if needed.

- I am active, and I love playing and watching tennis
- I love live music and am very involved in the live music community in Las Vegas
- I am very flexible and understanding, but I have been burned by renters and/or friends before so please be prepared to follow a lease and basic standards

Ideal renter:
- MUST SIGN A LEASE and pay rent on time. $250 security/cleaning deposit. No exceptions.
- NO cigarette smokers. Weed smoking ok (outside)
- Please be employed (I will verify employment and/or income) & have your own car
- Likes animals (I have a very sweet, elderly dog and recently took in a mostly-outdoor orange cat for a friend) -- also, if you help me with occasional pet care, I will discount your rent.
- No pets of your own, generally, though I will discuss this on a case by case basis
- Great communication
- No live in partners but occasional guests or visitors are welcome
- Basic cleanliness (bathroom, kitchen)
- Ideally, I'd love to be friendly with whomever is staying in my home - perhaps watch a show together, hang out in the pool or yard, share a meal. We don't have to be, but if you're interested in that, I am open to it. I want people to feel at home here.

Are you handy? If you help me with some house projects or other things I take care of, I'll discount your rent for that as well.

NOTE: Your minimal security deposit will be returned in full if you leave the bathroom & bedroom how you found them. Otherwise, I will be using the deposit to pay for a service to deep clean those areas. 30 days notice for move out required.
