CURRENT ROOMMATES:
— Just two chill guys (early-40s) sharing the house right now.
— One has lived here 20+ years with zero drama. He works casino shifts, plays poker, never uses the stove, and is super low-key. He's barely noticeable.
— I’m the live-in owner so want to treat the house nice but I'm very chill, easy going, and fair. I work from home playing online poker and running a very small business but keep to myself and give you a lot of space.

ROOM OPTIONS: (sizes are generous)
— XL MASTER SUITE:
True mini-apartment with tons of space. 12′×12′ + 10′×10′ rooms, private bathroom (tub/shower, double sinks). Lots of space and storage with a walk-in closet, large mirrored slider closet, locking dresser, shelving units, and tubs.

— STANDARD ROOM:
Two options, both a generous size. 11.5′×10′ with nice closets (one walk-in closet, one big mirrored slider). Share upstairs full bath and downstairs half-bath.

— DOWNSTAIRS SEMI PRIVATE ZONE: (curtained off with thick curtains, it's private with adjustable curtains but no walls or door).
— Large space 14.5'x8', nice closet, large multi use cubby, a tv stand with extra space.
— Share upstairs full bath and downstairs half-bath. If you really wanted a private half bath I can likely dedicate you the downstairs bathroom.
— Tile floor downstairs but new rugs covering the whole space. It's steps to back door & patio. Please leave a small walkway to the backdoor but the whole space is still usable.
— Comes furnished with a nice new 55" tv, tv stand with lot of storage, computer desk, lamps, and lounge chair. Lots of extra storage in the tv stand, built-in drawers, closet, and upstairs storage tubs.
— Lots of natural light but great blinds and curtains for blacking out the light.
— Close to the kitchen, kitchen table, and bar for easy snacking.

FURNISHINGS:
— Flexible, can add or remove items.
— Upstairs: Well furnished with a queen or twin bed (new bedding), dressers, lamps, computer desk, end table, and several options for shelving units and bookshelves.
— Downstairs: Sofa bed ideally stays but there is room for your own bed too if wanted, everything else negotiable

STORAGE:
— Each roommate gets dedicated space on the new upstairs hallway storage shelf with several XL 27-gallon bins and 12-gallon bins
— Cabinet space in the kitchen and bathrooms.
— Storage space available in the shed.

PETS & COUPLES:
— Small, calm, older pets considered (cats, tiny dogs, caged animals), but will want a $500 higher deposit
— Couples considered but with utilties included I'd want $250–$500 more a month depending on overall impact.
— Must meet any tenants and pets in person first.

PARKING:
— One outdoor driveway spot included but extra car, garage, or even RV/boat parking all available for a small fee.
— Discounted electric car charging available.

WHAT ELSE IS INCLUDED:
— All utilities, fast Starlink internet, water/trash/gas.
— New kitchen appliances, new dishwasher (please hand-wash pans right away).
— I deep-clean shared areas weekly.
— Cleaning supplies, dish soap, paper towels, new sponge monthly.
— Your own fridge/freezer shelf, cabinet, and drawer.
— Washer/dryer.
— Covered patio with table, chairs, and grill.
— Occasional free dinner when I cook.

PRICE IS FLEXIBLE: (Big discounts possible)
— Low-impact tenants (rarely cook, out working, great credit, quick showers, help with garden/handyman tasks, deep-cleaning help, 12–15 month lease, etc.) can save $100–$300/mo. If you are a hard working, clean, and easy going person you should reach out to negotiate.
— Price includes a lot of furnishing and access to most items in the kitchen but small discounts for anyone that has their own stuff.

HOUSE RULES:
— I'm flexible and fair on any 'rules', I just want a clean and drama free household.
— Quiet hours 12pm–7am. Flexible depending on current tenants and routines but this is the standard.
— Finish cooking and cleanup by 10-12pm
— Clean as you go, wipe backsplash, counters, back burners, and rinse dishes.
— No food upstairs ideally. Want to eat upstairs, have your own mini fridge or microwave? Might be okay but I would want a higher deposit if trying to eat full meals or have a microwave or mini fridge. To avoid bugs, spills, or fire risks I prefer you use the kitchen and dining areas for eating.
— No overnight guests (short day visits okay with heads-up).
— Smoking legal herbs okay downstairs or back patio (vapes okay upstairs or herbs okay upstairs with extra deposit). No cigarettes inside.
— Wash bedding monthly (2-4 times monthly if downstairs).
— Vacuum your space twice a month. Vacuum and carpet cleaner supplied. I carpet clean 1–2× a year at my cost.


DEPOSIT & LEASE TERMS:
— Standard deposit is one month but will cut inhalf with great credit or would request two or three months deposit with lower credit.
— Half deposit returned early if you extend lease and everything’s perfect.
— Prefer 6–15 month leases (discounts for 12 or 15 month leases), short-term considered
