— Shared upstairs full bath and downstairs half bath.
— Monthly cost is flexible and lands around $650-$750 depending on furnishings and terms.

— DOWNSTAIRS SEMI PRIVATE ZONE: (curtained off with thick curtains, it's private with adjustable curtains but no walls or door).

— Share upstairs full bath and downstairs half-bath. If you really wanted a private half bath I can likely dedicate you the downstairs bathroom.

PRICE IS FLEXIBLE: (Big discounts possible)
— Low-impact tenants (rarely cook, out working, great credit, quick showers, or help around the house) can save $100–$300/mo. If you are a hard working, clean, and easy going person you should reach out to negotiate.
— Price includes a lot of furnishing and access to most items in the kitchen but small discounts for anyone that has their own stuff.

HOUSE RULES:
— I'm flexible and fair on any 'rules', I just want a clean and drama free household.
— Quiet hours 12pm–7am. Flexible depending on current tenants and routines but this is the standard.
— Finish cooking and cleanup by 10-12pm
— Clean as you go, wipe backsplash, counters, back burners, and rinse dishes.
— No food upstairs ideally. Want to eat upstairs, have your own mini fridge or microwave? Might be okay but I would want a higher deposit.
— No overnight guests (short day visits okay with heads-up).
— Smoking legal herbs okay downstairs or back patio (vapes okay upstairs or herbs okay upstairs with extra deposit). No cigarettes inside.
— Wash bedding monthly (2-4 times monthly if downstairs).
— Vacuum your space twice a month. Vacuum and carpet cleaner supplied. I carpet clean 1–2× a year at my cost.


CURRENT ROOMMATES:
— Just two chill guys (early-40s) sharing the house right now.
— One has lived here 20+ years with zero drama. He works casino shifts, plays poker, never uses the stove, and is super low-key. He's barely noticeable.
— I’m the live-in owner so want to treat the house nice but I'm very chill, easy going, and fair. I work from home playing online poker and running a very small business but keep to myself and give you a lot of space.

DEPOSIT & LEASE TERMS:
— Standard deposit is one month but will cut in half with great credit or would request two or three months deposit with lower credit.
— Half deposit returned early if you extend lease and everything’s perfect.
— Prefer 6–15 month leases (discounts for 12 or 15 month leases), short-term considered
