Room for rent in Chinatown - Super convenient!

Single mom with two dogs (pittie mix and a yorkie) and a teen son who comes on weekends. Looking for someone relatively quiet and is 420 friendly. Not interested in people who invite strangers over often or host parties. Clean and respectful. Ladies preferred. Gay men are okay, but honestly no straight men. Don't bother asking me why - YOU KNOW WHY.

Literally within walking distance to many Chinatown restaurants and bars, walkable to the 99 Ranch market, open parking, close to 15 and 215 freeways. There are many bus stops so public transit is good too.

Happy to share community spaces like the living room and kitchen, just clean up after yourself please! Washer and dryer is in the unit. Full bathroom that will be shared (3 days a week) with my son when he comes around. The room is large but is being used as storage for now, I'll clean it all out prior to move-in. Must furnish your own room.

I'll charge 1/3 of the utilities and can pay all of the internet expenses. Rent is $500 monthly plus references and $250 deposit. Must sign a rental agreement with me, signed copies will be provided.

Apartment complex has a small gym and a pool, no hot tub though.
