Primary Suite w/ En-Suite, Walk-In, Loft, Pool

Hi! I'm renting out the upstairs primary suite in my 2,500 sq ft, 4-bedroom home in Summerlin South. I live and work entirely downstairs, so the upstairs is shared by just two roommates. Three people max in the house, one person per room.

THE ROOM
• Upstairs primary bedroom, 14'7" × 11'8" (about 170 sq ft), unfurnished
• Private en-suite bathroom, yours alone
• Walk-in closet
• Available Now

THE UPSTAIRS (for the two roommates only)
• Open loft lounge. It has a sofa for now, and the two of you can set it up however you like.
• Optional private office: a 9'11" × 10'10" room with a window (no closet), available to either roommate for +$150/mo. Use it as an office, studio, gym, or storage. It can't be used as a bedroom.
• The fourth upstairs bedroom is my private guest room. It’s furnished for occasional visitors and otherwise unused.

THE HOUSE & OUTDOORS
• Private backyard pool, hot tub, and built-in gas grill
• Full use of the kitchen and laundry room downstairs
• HOA community pool and multiple nearby parks
• HOA access to the open desert next to the neighborhood for walks and hikes
• About 10 minutes to Downtown Summerlin and Red Rock Canyon, with quick access to the 215

THE COST
• Rent: $1,225/month
• Move-in special: 25% off your first month
• Security deposit: $1,000
• 6, 12, or 18-month lease

PETS
• I have a friendly 50 lb Airedale Terrier and an indoor cat. A gate on the stairs keeps the dog downstairs, but you'll see both in the shared downstairs areas. You'll need to be comfortable around dogs and cats.
• No additional pets. The HOA limits each household to two, so we're at the cap.

ABOUT ME
I'm a quiet introvert and a homebody most of the time. I'm into fitness classes and working out, watching TV/movies, playing video games, and since I'm still fairly new to Vegas, I like exploring new spots around town with friends.

HOUSE VIBE
• Quiet, clean, and respectful
• I work from home on weekdays
• No smoking or vaping indoors
• Occasional guests are welcome.
• One adult per room

REQUIREMENTS
• Background check
• Credit score of 650+
• Gross monthly income of at least 3× the rent
• Valid photo ID
I screen every roommate the same way, so you'll know whoever's in the other room met the same standard.
