Private Bedroom in Clean, Calm Home, Spring Valley

~ The Space

Upstairs private bedroom with walk-in closet and TV for rent in a quiet, calm and clean 2 story townhome. There are 3 bedrooms and 2 1/2 baths. Currently the room is furnished with an organic, natural bed on a reclining bed frame and the other furniture as pictured.

Bathroom shared with 1 other person (f). House has a tankless water heater so there’s always hot water.

The kitchen is on the smaller side and best for light to moderate cooking. But you do have your own marked cabinet and refrigerator space.

~ Current Housemates

Current residents are the homeowner who works from home and her dog a good boi fluffy Aussie dog. Doggo loves people (or will leave you alone) and he is not a barker! The other resident, and the shared bath, is with a flight attendant who is home only about half of the week.

We’re looking for a responsible, employed and considerate person (f) to house share with. Guests ok on occasion. The house is a medium sized townhome perfect for 3 residents but not a good fit for having guests over often.

If you're on a daytime schedule, that's also a good fit for as we have quiet hours from around 10p-11p to 6a-7a (no cooking or guests in common areas.)

We tend towards being independent and self-sufficient. We're friendly but generally prefer to give each other space at home. Since we each travel sometimes, there may be extended times where you're home alone.

~ The Math

Rent is $650 and $100 flat per month for utilities. Security deposit is $500.

Rent includes private bedroom, shared bathroom, kitchen access with personal cabinet space in the kitchen and refrigerator, parking in driveway or street, and clubhouse access with an additional kitchen area, gym and pool.

Month to month lease but looking for someone to stay at least 6 months.

~ Location / Area

Spring Valley is located on the west side a few miles south of Summerlin. Walgreens, sushi, Hawaiian breakfast café and Poke Shack are 1/2 mile from the house. Sprouts is 1.7 miles, Walmart is 2 miles and Albertsons is 3 miles.

The neighborhood itself is also clean, nice to walk around in with trees and sidewalks, and quiet at night.

The rental is first come, first served and I'm unable to hold the room.

Before move in, I'll need to see two forms of ID and your two most recent paystubs. I will also need first month’s rent (will be prorated, if applicable) and the security deposit. Lastly, I ask that you review a copy of the house agreement form (not a lease).
