Renting one furnished room to one person in a three-bedroom home in Peccole Ranch on the west side of Las Vegas, next to Summerlin. About three miles from Summerlin Mall and 17 minutes to Red Rock. $745 including all utilities and Internet.

Background, income, and credit check required (non-refundable fee is around $50). Must also obtain and maintain renter's insurance ($12-15/month).

Backyard has a small pool but am currently in process of landscaping modifications, new pavers project. Should be done in 2-3 months.

***To those of you who look at pictures and don't read anything else, please read below to ensure you're a good fit***

This is a no shoes home (just slippers). Bedroom is upstairs with a queen bed. Home is neat and clean, so you must be the same and clean up/pick up after yourself. The bathroom is shared with one other renter, so you must be willing to share cleaning.

Zero drama and respectful of others. No smoking or drugs (even legal); only no to light drinking.

Must have a stable, 40-hours/week job and work outside of the home (or be a student or retired) with proven income as determined by a credit and background check (self-reported income isn't acceptable). A flex work schedule is fine if you're quiet coming in and out. Quiet/sleep hours are generally around 10:00 pm to 6:00 am but can be flexible for certain positions.

Pets: Cats welcome. May consider a small dog. No large dogs, bulldogs, or similar breeds. Must be good about picking up after your pet daily. Extra $250 deposit for pets.

If all the above works, the bedroom itself is furnished, including queen bed, office desk/chair, linens, and flat screen TV. The closet is on the small side, but there is also a built-in cabinet for additional storage. All utilities, internet, hand soap, laundry detergent, and toilet paper are included. Common rooms, washer/dryer are shared.

If you ignore the requirements because the home or location is what you want, but not the personal requirements of the renter, the lease allows me to give you 30-days' notice at any time. On the other hand, if you know the type of renter sought is who you are, this will work well for you.
