Looking for respectful, tidy tenants to enjoy private bedrooms (Room 1: 11x11 and Room 2: 10x10) with a shared bathroom in a spacious, furnished single story 3-bedroom, 2-bathroom home located in a gated, quiet, and safe neighborhood that’s part of a HOA. The home features beautiful wood floors throughout and a welcoming, relaxed atmosphere. Each room/tenant will have keys to their private room, providing security.

You’ll have full access to:
• Kitchen – stove, double oven, microwave, plus dedicated cabinet space, fridge and freezer space, as well as pots, pans, plates, bowls, cups, and utensils
• Living and family rooms – shared common spaces for relaxing or watching TV
• Backyard – with seating, BBQ pits, and a designated smoking area
• Laundry area – shared washer and dryer

A professional cleaning service comes once per month to tidy up the bathroom and common areas, but tenants are expected to clean up after themselves.

Room Details:
Room 1:
• Size: 11x11
• Shown furnished in photos
• Includes wall-mounted smart TV and a walk in closet
• Option to have it unfurnished but no discount.

Room 2:
• Size: 10x10
• Shown unfurnished in photos
• Includes wall-mounted smart TV and closet organizer
• Option to have it furnished at no extra charge.

Optional for all rooms:
o Queen bed frame & mattress (with protector)
o Sheet set, 2 blankets
o Dresser, nightstand, and 4-cube organizer
o Choose any combination—or bring your own stuff!

Utilities: All utilities and high-speed internet are included in rent.
Parking: Driveway and easy street parking available.

Household:
You’ll share the home with one friendly male roommate in his 60s (Room 1), a football fan who occupies the primary bedroom and attached bathroom. The other bathroom with tub is shared between the second and third bedrooms.

House Rules:
• No smoking, drugs, or vaping inside the home (smoking allowed in backyard only).
• Social drinking is fine—just keep it reasonable.
• No pets.
• Please clean up after yourself in shared areas.
• Please keep your personal space free of trash and smells.
• Occasional small gatherings are okay with prior notice—no loud parties or frequent events. Overnight guests require advance approval.

Tenant is responsible for guest cleanup and any damages.
Lease Terms: Looking for long-term tenants, yet starting with a 2-month trial lease to make sure it’s a good fit for everyone.
